In the UK, Approved Document F of the Building Regulations sets a baseline for ventilation in buildings and specifically provides guidelines for ventilation rates in commercial buildings. The overarching requirement of Part F is that for every building “a ventilation system is provided that, under normal conditions, is capable of limiting the accumulation of moisture and poor quality air, which could lead to mould growth, and pollutants originating in a building, which would otherwise become a hazard to the health of people in the building”.
For general purpose commercial office buildings, Part F states that a minimum of 10 litres per second, per person must be achieved. This ventilation rate is of particular importance as studies have found buildings with ventilation rates lower than this figure are prone to “sick building syndrome”. This is a group of symptoms that include headaches, poor concentration and fatigue, and is attributed to a poor-quality indoor environment; not ideal for any business.
Our most common method of dealing with poor ventilation is to install a heat recovery ventilation system (VAM) which simply works by absorbing heat energy from room extraction air and then using that energy to temper the fresh air coming in from outside, thus reducing the energy required to condition the incoming fresh air to a suitable temperature.
