We believe that taking a proactive approach to building maintenance is key to ensuring reliability and efficiency. Planned preventative maintenance contracts are always a good idea to help minimise reactive emergencies and keep systems running as per the manufacturers intended and as such we aim to keep our client’s HVAC systems fully functional at all times. Planned maintenance schedules enable us to regularly use our expertise to identify potential future issues and prevent them from occurring, significantly reducing the chances of mechanical or electrical breakdown.

Maintaining Your Building

To maximise the efficiency and lifespan of an installation it's crucial that equipment is maintained correctly. Servicing requirements are determined by F-GAS regulations, and typically vary depending on the global warming potential of system refrigerant and the intended user application. For example, an air conditioning system installed in a manufacturing area will most likely become contaminated with debris quicker than an identical system installed in an office. We can customise our servicing intervals based on the clients' requirements and regulatory standards.

TM44 Inspections

TM44 is the code used to refer to an inspection of air conditioning systems. It is now a compulsory/legal requirement to have your air conditioning inspected every five years, or you could face a fine.

Since 2011, the Energy Performance of Buildings Directive has made it a legal requirement that an accredited inspector undertakes a mandatory TM44 Energy Efficiency Inspection at least once every five years on any air conditioning installation over 12kW total capacity. The regulations are enforced by Trading Standards and carry fines for non-compliance.
The Government webpage on the subject warns that if you don’t get your air-conditioning inspected every 5 years, you will be fined £300. While £300 might not seem like a huge amount, you’ll still then have to pay for an inspection, so it’s worth getting one scheduled in.
A TM44 inspection can determine whether or not the building systems are suitable for the intended purpose and confirm that all plant is operating correctly and efficiently.
